Manage your property to maintain value. You will enjoy observing how the various parts contribute to the integrity of the whole. Take pictures of your home or investment property each season. You will note changes over time and spot problems before they become expensive projects.

This list is not exhaustive, but it will help you get started. Please consult with professionals in each area to assist you with implementing the right solutions for your particular property. You can also contact us for a pdf version of this list.

Seasonal Home Inspection

Enjoy a walk around your home and check these items each season

  • Check for water penetration, cracks, and leaks in these areas:
    • Roof
    • Chimney
    • Attic
    • Water valves
    • Pipes
    • Dishwasher & ice maker water lines
    • Crawl space
    • Leaky faucets
    • Washers
  • Check for proper water drainage in these areas:
    • Grading alongside exterior walls
    • Exterior drains
    • Sump pumps
    • Gutters
    • Downspouts
    • Driveway
  • Ensure adequate ventilation and clean debris from these areas:
    • Attic vents
    • Air vents
    • Forced air ducts
    • Crawl spaces
  • Inspect these areas for deterioration, signs of termites, or water penetration:
    • Exterior siding
    • Exterior trim
    • Exterior caulking
    • Windows
    • Window trim
    • Deck
    • Fences
  • Ensure these areas of your home are in proper operation:
    • Automatic garage door
    • Heating & cooling system
    • Water shutoff valves
    • Fire extinguishers
    • Smoke & carbon monoxide detectors
    • Electric outlet covers
    • Water purification and softener filters
    • Water heater pressure and temperature relief valves
    • Air conditioning filter
    • Steam system safety valve
  • Perform a thorough cleaning of the following:
    • Range hood filter
    • Range burners
    • Wall-mounted heat pump filters
    • Clothes dryer lint screen
    • Air intakes
    • Garbage disposal with vinegar ice cubes
    • Appliances
  • Add or replace gutter leaf guards if necessary
  • Keep gable vents open if you don’t have ridge vents
  • Leave chimney dampers open if your home is not air conditioned
  • Seal drafty doors and windows
  • Prune shrubs near house siding and AC units
  • Make note of any deteriorating or insecure wiring and call a professional to address the issue (do NOT touch or attempt to fix any wiring on your own)

Energy Plan

Energy Saving Tips:

  • Fix leaky faucets and pipes
  • Close fireplace damper when not in use

  • Clean around the exterior components s of your HVAC system
  • Turn off lights and fans when not in us
  • Don’t stream TV through game consoles Keep windows and doors closed when heat and AC is running
  • Service your HVAC system every year
  • Change your HVAC filter regularly
  • Unplug battery chargers when not in use
  • Cover pots when cooking on the stove
  • Use the microwave
  • Don’t over dry clothes in the clothes dryer

Security

According to the U.S. Department of Justice, American homes experience a burglary about every 15 seconds. Homeowners typically suffer a loss of nearly $2,000 in stolen goods or property damage. Use the checklist below to assess and improve the security of your home. Which of the following does your home, PUD or building complex have?

Consider the needs of all family members and add supplies to your kit. Suggested items to help meet additional needs are:

  • Medical supplies (hearing aids with extra batteries, glasses, contact lenses, syringes, etc.)
  • Pet supplies (collar, leash, ID, food, carrier, bowl)
  • Two-way radios
  • Extra set of car keys and house keys
  • Manual can opener

Children in Home

  • Keep a good supply of the following on hand:
  • baby bottles

  • diapers
  • games on hand

Bathroom 

  • Keep water heater thermostat at 120 degrees
  • Place a lock on toilet lid
  • Keep medicine out of reach
  • Use GFI outlets
  • Always accompany children bathing
  • Install non-skid mats or stickers
  • Keep electrical items like hair dryers unplugged and out of reach
  • Install cabinet safety latches
  • Prevent lock-ins with emergency lock release
  • Install safety grips

Kitchen

  • Keep your dishwasher latched
  • Use the back burners on your stove and keep pan handles from children’s reach
  • Install a stove barrier
  • Install oven locks
  • Install cabinet and refrigerator safety latches
  • Have fire extinguisher in Kitchen.
  • Avoid secure dangling cords.
  • Keep young children strapped in high chair

Nursery

  • Do not place furniture near windows
  • Remove dangling cords
  • Prevent windows from opening more than 4 inches
  • Install smoke detectors
  • Install carbon monoxide detectors
  • Adhere to safety recommendations on crib slats
  • If your baby can pull himself or herself up and stand, set the crib mattress to the lowest position
  • Use a nursery monitor

Electrical

  • Cover all in use child-accessible outlets
  • Avoid excessive lamp cords
  • Use a power strip safety cover
  • Cover electrical wires
  • Fans and portable heaters should not be in reach of children
  • Stairway and Banister Safety
  • Use child safety gates throughout home and follow installation instructions
  • Make sure balusters have a 4 inch space or less in between each one.
  • Maintain fireplace
  • Move gas jet key and fire place out of reach
  • Use fireplace guard to prevent access

Outside

  • Check deck and balcony railing and make sure they prevent a child from climbing over or falling through
  • Use safety gates at deck stairs
  • Warn motorists in neighborhood about children playing with caution signs

  • Ensure rubber tips on door stops are secure or replace with a one piece stop
  • Furniture Safety
  • Use corner cushions on all sharp edges to avoid injury
  • Secure all tall furniture to the wall
  • Remove tall items from baby’s reach

  • Use drawer safety latches
  • Check chairs and tables for protruding nails or pieces
  • Exercise equipment should be stored away from children
